When to use it
Use when checking a Victorian owners corporation's insurance before renewal or before the annual general meeting. It does not choose the insurer or the sum insured.
Used for these tasks
Each task page says how far AI may help with the task and what the lawyer must review.
How AI may be used
AI may enter the policy limits and expiry from the schedule and compare the public liability limit with $20 million. It must not decide that the sum insured is adequate.
AI may
- Enter the insurer, period, reinstatement sum and public liability limit from the policy schedule
- Flag a public liability limit below $20 million where the page requires that cover
- List the expiry date and whether a valuation report is in the file
AI must not
- Must not decide that the sum insured exceeds the value of the buildings
- Must not decide that a scheme is a two-lot subdivision or a multi-storey development
- Must not recommend an insurer or a sum insured
The lawyer checks
- The plan is checked for common property, two lots, and lots above or below other lots
- A prescribed owners corporation's valuation is not more than five years old and is on the next general meeting agenda
- The manager's insurance commission, if any, is disclosed in the papers
