Where this comes from
The official form is published by sat.justice.wa.gov.au; this page is a completion guide. Last checked on 2026-10-22.
When to use it
Use when a building or home building works contract dispute is in the State Administrative Tribunal, including a review of a Building Commissioner decision or a complaint the Commissioner has referred. Do not use the questionnaire as the originating application. The tool does not write the complaint items.
Used for these tasks
- Build a defects schedule and draft the demand from the inspection reports
- Index expert reports in a building dispute
- Build the statutory warranty and liability cut-off schedule for a residential building claim
- Check a residential building contract and the builder's licence against the statutory requirements
Each task page says how far AI may help with the task and what the lawyer must review.
How AI may be used
AI may check the pack against the current form and list missing documents. The lawyer writes the complaint items, the defect descriptions and any conduct allegations, and checks every filing.
AI may
- Check the pack against the current official form and list missing documents named on the page
- Flag when a defects schedule, a review form or a disciplinary application is being used for the wrong dispute
- List the time limits and lodgement path stated on the page that was opened
AI must not
- Must not draft complaint items, defect descriptions, contract allegations or conduct allegations
- Must not draft pleadings, a scott schedule's item text, or a statement of claim
- Must not sign, file or serve the application
The lawyer checks
- The current eCourts application and the current questionnaire and schedules are used
- A review of a Building Commissioner decision is within 28 days unless SAT allows a later application, as the page states
- Any practice direction about generative tools is checked. None was stated on the page opened for this guide.
Method: how the Green, Yellow and Red levels are decided. This is guidance for planning, not legal advice.
