When to use it

Use when a Victorian retail landlord gives the estimate before an accounting period, or the statement of expenditure after it. The figures come from the invoices and the lease, not from a model.

Used for these tasks

Each task page says how far AI may help with the task and what the lawyer must review.

How AI may be used

AI may add a column of invoice totals the principal supplies and compare each total with the estimate. The principal adopts every figure that goes to the tenant.

AI may

  • Build the reconciliation table from a spreadsheet of invoices the principal supplies
  • Flag a line where the invoice total and the estimate differ

AI must not

  • Must not invent an outgoing or an amount
  • Must not decide that an outgoing is recoverable
  • Must not sign the statement or the auditor's report

The lawyer checks

  • Each outgoing is one the lease makes the tenant liable to contribute to, and is not a capital cost or other amount the Act says is not recoverable. Sections 41 to 45 and 50 were not opened for this letter
  • The estimate is itemised and is given at least one month before the accounting period, or before the lease for the first period
  • The statement after the period meets section 47(5) or, if the principal relies on it, section 47(6)

Method: how the Green, Yellow and Red levels are decided. This is guidance for planning, not legal advice.
