When to use it
Use when a draft commercial lease or a letter of intent is in the file and the client needs a one-page list of the terms. Do not use it as the lease, and do not use it for a retail-tenancy statute.
Used for these tasks
- Summarise a commercial lease into a key-terms sheet
- Review a received lease and produce a tenant or landlord advice table
- Compare a tenant's proposed lease amendments against the landlord's standard lease
- Draft a plain-English lease summary for a tenant client
Each task page says how far AI may help with the task and what the lawyer must review.
How AI may be used
A tool may quote the clause location and the operative sentence from the draft the lawyer has opened.
AI may
- Put the clause number beside each row that the draft actually contains
- Leave the row blank, and list it at the end, when the draft is silent
- Copy the public-accommodation label from Part C of the letter of intent if the lawyer has already chosen it
AI must not
- Must not supply a market figure for a blank row
- Must not describe a retail-leasing statute
- Must not grade a term as favorable
- Must not send the sheet to the client
The lawyer checks
- Every quoted sentence matches the draft
- Silent rows stay blank
- The access row uses the primer's categories only after the lawyer has classified the premises
- The advice column is the lawyer's, or it is empty
