Where this comes from
The official form is published by smallbusiness.nsw.gov.au; this page is a completion guide. Last checked on 2026-10-17.
When to use it
Use for every retail shop lease, agreement to lease or renewal in NSW, and as a cross-check in Victoria and Queensland. Always complete the current official form; this guide explains it and does not replace it.
How AI may be used
AI may prefill a draft of Part A from the lease and the lessor's records for checking, but every figure is a representation by the lessor and must be verified against its source.
AI may
- Extract lease particulars (term, options, rent, reviews, fit-out, trading hours) into a draft of Part A with clause references.
- Build the outgoings estimate table from last year's outgoings statement and budget, with each line linked to its source.
- Compare a completed statement with the final lease and list inconsistencies.
AI must not
- Must not estimate outgoings or centre turnover figures without a documented source.
- Must not complete Part B (the lessee's statement) for the lessee or describe representations the lessee relied on.
- Must not be used to decide whether the Act applies to the premises.
The lawyer checks
- Every outgoing the lessee will pay is disclosed, with a reasonable basis for each estimate.
- The statement matches the final lease, including any late changes.
- Service date is recorded so the 7-day (NSW) or 14-day (Vic) period can be proved.
