Checklist · Commercial Property & Leasing
Commercial lease review checklist
A table for reviewing a commercial lease. One federal rule is filled in: how 28 CFR § 36.201 treats a landlord and a tenant of a place of public accommodation. Every other row is taken from the lease.

When to use it
Use when a lease has arrived and counsel needs one table of what it says and of the public-accommodation question. It does not replace the lease. It does not decide that the premises are a place of public accommodation.
Used for these tasks
- Review a received lease and produce a tenant or landlord advice table
- Compare a tenant's proposed lease amendments against the landlord's standard lease
Each task page says how far AI may help with the task and what the lawyer must review.
How AI may be used
AI may extract dates, rent, and the use clause from the lease the lawyer provides, and place the public-accommodation sentences under section 36.201. The lawyer decides whether that section applies.
AI may
- Copy rent, term, and notice addresses from the lease
- Quote any clause that allocates maintenance or alterations
- Flag a conclusion that the premises are a place of public accommodation
AI must not
- Must not decide that the premises are a place of public accommodation
- Must not state a local rent, tax, or registration rule that was not opened
- Must not send advice or a markup from this table alone
The lawyer checks
- Figures in the table match the lease pages cited
- Section 36.201 is applied only if the lawyer decides the premises are covered, and the definition was checked
- An estoppel, if the lease requires one, is the separate request letter
Method: how the Green, Yellow and Red levels are decided. This is guidance for planning, not legal advice.
