Letter · Commercial Property & Leasing
Request for a lease estoppel certificate
A request that a tenant confirm the current facts of a commercial lease for a buyer or a lender. It is not a sworn statement. House of Representatives guidance for district-office leases is identified and is not copied into a private lease.

When to use it
Use when a sale or a financing needs the tenant's statement of the lease, and the lease, or the deal, asks for an estoppel. Do not use the House of Representatives instructions unless the lease is a House district-office lease.
Used for these tasks
- Review a received lease and produce a tenant or landlord advice table
- Draft the commercial due-diligence report for an acquisition
Each task page says how far AI may help with the task and what the lawyer must review.
How AI may be used
AI may insert the parties, the premises, and the figures the lawyer has taken from the rent ledger. The lawyer decides what the tenant is asked to confirm and whether any statement is sworn.
AI may
- Insert the lease date and the rent figure from the ledger the lawyer marks
- Leave a fact blank if the ledger does not show it
- Remove any notary or oath block
AI must not
- Must not mark the certificate as sworn or under penalty of perjury
- Must not copy House district-office instructions into a private lease
- Must not send the letter
The lawyer checks
- Every figure matches the lease or the ledger
- The return date is the date in the lease or the date the lawyer sets
- The page contains no jurat
