When to use it
Use when a commercial lease draft or letter of intent deals with the condition of the premises at the end of the term. Do not use it as a building code or as a statutory dilapidations claim.
Used for these tasks
- Build a make-good and dilapidations schedule from the lease and reports
- Draft or redline the contract for sale or heads of agreement
- Summarise make-good and reinstatement obligations at lease end
Each task page says how far AI may help with the task and what the lawyer must review.
How AI may be used
A tool may quote the surrender clause and list alterations the lease file already records.
AI may
- Quote the surrender and restoration sentences with their clause numbers
- List alterations named in consents or plans in the file
- Mark an alteration the lawyer has already tagged as barrier removal or as work under the 2010 Standards
AI must not
- Must not invent a repair standard
- Must not convert the list into a demand or a pleading
- Must not decide that a restoration clause is unenforceable
- Must not require removal of an access improvement
The lawyer checks
- Each restoration item is either in the draft or marked as not yet negotiated
- Any item that undoes an access alteration is flagged for the lawyer to read against the primer
- No building code or statutory repair scheme is cited
- The client's instruction on condition at the end of the term is quoted beside the clause
Method: how the Green, Yellow and Red levels are decided. This is guidance for planning, not legal advice.
