When to use it
Use when inspecting a Victorian rental property against the summary checklist before an agreement is signed, or when recording a standard that is not met during an agreement. Do not use it as a repair notice, or as a statement of gas, electrical, water or smoke-alarm duties.
Used for these tasks
Each task page says how far AI may help with the task and what the lawyer must review.
How AI may be used
AI may turn inspection notes into ticks against the 15 categories on the summary page. The lawyer decides whether a standard is met and what notice, if any, is sent.
AI may
- Match each inspection note to one of the 15 categories and leave the conclusion blank where the note is incomplete
- Record that an electrician's check of the switchboard is the safety check this page states
- Record the renter's position: not yet signed, signed but not moved in, or already in occupation
AI must not
- Must not say the property meets the standards, or draft a repair notice or a VCAT application
- Must not add gas, electrical, water or smoke-alarm duties from the linked pages. Those pages were not opened
- Must not state the energy-efficiency specification for heaters. The heating guide was not opened
- Must not treat this summary as the full standards. The page says it is a summary
The lawyer checks
- Each tick is supported by an inspection note, not by the advertisement alone
- Heating for an agreement from March 2023 is not marked off without the heating guide
- The corded-window rule is applied from 1 December 2025, which this page states
- Any letter that follows uses only the option the page gives for this stage of the agreement
Method: how the Green, Yellow and Red levels are decided. This is guidance for planning, not legal advice.
