When to use it

Use on a rural purchase or financing once official searches are on file and the firm has approved the tool for client data. Do not use it to decide whether a water transfer can proceed or whether Indigenous-title or heritage issues affect the land.

How AI may be used

AI-specific. The prompt keeps the tool to extraction and tabulation with sources. Water entitlement and Indigenous-title questions are treated as high risk: the tool lists facts and gaps only, and the lawyer reaches every conclusion.

AI may

  • Extract title, encumbrance, planning, access and water register details into the table with document and page references.
  • List apparent gaps and inconsistencies between the contract, the inventories and the searches.
  • Draft first-pass requisitions for the lawyer to edit.

AI must not

  • Must not conclude whether a water access licence, share or allocation can be transferred, or whether tagging or trade rules permit it.
  • Must not conclude whether native title, an Aboriginal land claim or heritage listing affects the land.
  • Must not fill gaps with assumptions or general knowledge.

The lawyer checks

  • Every row has been checked against the source search, and searches are current.
  • Water licence details have been checked against a current NSW Water Register extract and the dealing rules for the water source.
  • Indigenous-title and heritage searches have been reviewed by the lawyer personally.
