Check a landlord's termination notice against the governing state statute
Key facts
- Human involvement
- YellowClose supervision
- How AI is used
- Extract the date of service, the stated ground, the cure language, the vacate date, and any relocation or rent-waiver sentence. Set each beside the statute the lawyer names. Do not say the notice is valid.
- What the lawyer must review
- Landlord-tenant notice rules are state and local law. In California, after 12 months of continuous lawful occupation Civil Code § 1946.2 requires just cause stated in the written notice, with a different 24-month trigger if adult tenants are added. A curable lease violation needs a chance to cure before a three-day notice to quit. A no-fault notice must offer relocation assistance or a rent waiver equal to one month's rent, paid or stated within the times in the section, and a failure to comply strictly renders that notice void. Exemptions are in the same section. Other states do not use this text.
