- How AI is used
- List each claimed item, the amount, the report page, and whether a move-in photo and a move-out photo are in the file. Do not classify wear and tear or say what may be deducted.
- What the lawyer must review
- Security deposits are state law. California Civil Code § 1950.5 requires the landlord to furnish an itemized statement and return the remainder no later than 21 calendar days after the tenant vacates, limits claims for ordinary wear and tear, and from 1 April 2025 requires photographs before and after repairs for which a deduction is claimed. The cap on how much security may be demanded has exceptions in the same section, including security collected before 1 July 2024. Apply only the parts that fit this tenancy, and open the statute of the state that governs.
