List the facts for advice on a ground to end a residential tenancy
Key facts
- Human involvement
- RedLawyer-led
- How AI is used
- Table the move-in date, any added adult and that date, the ground the owner proposes, and any exemption notice already in the lease. Write no sentence of the advice and no sentence of a notice.
- What the lawyer must review
- Civil Code § 1946.2 forbids termination without just cause stated in the written notice once the occupation rule in subdivision (a) is met. At-fault grounds include a breach after an opportunity to cure. No-fault grounds include owner occupancy by a defined owner or relative, withdrawal from the market, certain vacate orders, and demolition or substantial remodel. An owner's failure to comply with the section renders the notice void, and a waiver of the tenant's rights is void. You decide the ground and you write the advice.
