Summarize homeowners association documents already in the file

- How AI is used
- For each association document in the file, give its name, its date, and the fact it states about fees, insurance, litigation, or use restrictions. Do not say a document is missing.
- What the lawyer must review
- California Civil Code § 4525(a) requires the owner of a separate interest to provide listed documents to a prospective purchaser as soon as practicable before transfer of title or execution of a real property sales contract. The list includes the governing documents. If the purchaser requested them, it includes approved minutes of board meetings, excluding executive session, for the previous 12 months. A summary of what is already in the file is not that delivery. You read the documents before the summary goes to the client. The public.law page is not the official code. Formal Opinion 512 and Rule 1.4(b) apply to the summary.
