- You decide who has authority to deal. No beneficial-ownership statute and no authority-to-sign statute was opened. If you later allege authority, Rule 11(b)(3) is your certification that the factual contention has evidentiary support or, identified as such, will likely have it after a reasonable opportunity for investigation. California Civil Code § 1102(a), except as § 1102.2 provides, applies the disclosure article to a sale, exchange, real property sales contract, lease with an option, other option, or ground lease coupled with improvements, of single-family residential property. Section 1102(c) says a waiver of the article is void as against public policy. Section 1102.2 was not opened, so you do not list exemptions. The section does not say who may sign. You open the official code. The Justia page says its text may lag.
