- Quote the clause, if any, that lets a party cancel, waive a condition, or rescind, including the time it states. Do not write a notice.
- What the lawyer must review
- You write any notice that is sent. No general home-purchase cooling-off statute was opened. A notice that invents a statutory right is not supported by this check. Model Rule 1.4(b) requires you to explain the clause so the client can decide whether to use it. Rule 11(b) applies if the notice is later a paper you present to a court. Formal Opinion 512 applies to the contract. If the contract is silent, the list says so and stops.
