Record buyer and price facts without a concession finding
Key facts
- Human involvement
- YellowClose supervision
- How AI is used
- Record the price, whether the contract says the buyer will occupy the property, and any concession the contract mentions. Do not say the buyer is eligible for a concession.
- What the lawyer must review
- You decide eligibility after you open the state statute. No transfer-duty concession, and no first-home rate, was opened. Section 1445 is federal withholding on a disposition by a foreign person. It is not a buyer concession and it is not a state transfer tax. Do not use it to reduce the price. Model Rule 1.4(b) is the explanation that the concession question is still open. A status that is not in the file, such as a prior home, is not assumed.
