Where this comes from
The official form is published by nswlrs.com.au; this page is a completion guide. Last checked on 2026-10-18.
When to use it
Use when preparing or checking the transfer for a sale, gift or other disposal of Torrens title land. In NSW, Victoria, Queensland, WA and SA most transfers are prepared in an electronic lodgment network (ELNO) workspace; the paper form and the registry instructions still set the required particulars.
Used for these tasks
- Prepare the transfer-duty calculation inputs and lodgement or filing checklist
- Prepare a right-to-deal evidence map
Each task page says how far AI may help with the task and what the lawyer must review.
How AI may be used
AI may extract the transfer particulars from the contract and title search into a checking sheet and compare the transfer or ELNO workspace against them; the lawyer or conveyancer checks every field in every matter before signing.
AI may
- Extract title reference, registered proprietor names, purchaser names, tenancy, shares and consideration from the contract and title search into a checking sheet
- Compare the draft transfer or workspace data with the checking sheet and list every mismatch
- Flag when the facts point to a transfer variant (for example NSW 01TWC for a transfer not for money, or 01JT to change the tenancy)
- List the duty, notice of sale and consent steps the registry instructions require for the matter
AI must not
- Must not enter data into the ELNO workspace or sign, certify or lodge anything
- Must not decide the manner of holding (joint tenants or tenants in common) or the consideration
- Must not resolve a name discrepancy with the register; that needs evidence the lawyer checks
The lawyer checks
- Transferor name identical to the registered proprietor on the register (with ACN for a company)
- Purchaser names, tenancy and shares match the contract and the client's instructions
- Correct form variant for the transaction, and any consent (for example Minister's consent for Crown tenures) obtained
- Duty assessed or paid where required, with the title references matching the duty assessment
- Electronic lodgment used unless an exception applies and the exception form is attached
