- How AI is used
- Fill the assessment, fee, fine and collection-cost fields from the ledger into the statement, and leave any field the ledger does not support blank.
- What the lawyer must review
- In California, Civil Code § 4525(a)(4) requires the owner to give a prospective purchaser a true statement from an authorised association representative of the current regular and special assessments and fees, unpaid assessments, and unpaid monetary fines or penalties, including late charges, interest and costs of collection that are or may be a lien. In Florida, § 718.116(8) requires the association to issue an estoppel certificate within 10 business days after a written or electronic request from a unit owner or the owner's designee, or a unit mortgagee or the mortgagee's designee, substantially in the statutory form. You, or the authorised officer, check every figure against the ledger before the statement is issued. Other states use their own resale-certificate statutes.
