Check a nonpayment or breach notice before it is served
Key facts
- Human involvement
- YellowClose supervision
- How AI is used
- Compare the draft notice with the lease clause and the statute the lawyer names: amount, cure period, service method, and the date possession is demanded. List mismatches. Write no sentence of the notice.
- What the lawyer must review
- The notice is a statutory instrument. In California, Civil Code § 1946.2(c) requires notice of a curable violation and an opportunity to cure under Code of Civil Procedure § 1161 before a three-day notice to quit. Open § 1161 for the nonpayment text; do not copy a California period into another state. 15 U.S.C. § 9058(c) contains a 30-day notice sentence for a covered dwelling. Read the current cases before you treat it as still controlling. You sign or approve the notice that is served.
