How AI is used
From the zoning verification letter, list the zoning district it states, any overlay, plan, or condition it states, and whether it says the zoning is consistent with the comprehensive plan. List separately any matter the letter says it does not confirm. Do not say the letter guarantees a use, a permit, or a dimension.
What the lawyer must review
The lawyer decides what the letter establishes for this parcel. The City of Atlanta page says a zoning verification letter is official documentation of the current zoning classification as of the date of the letter. It verifies the zone district, the address, any applicable overlay, planned development, historic, landmark or special public interest district, and whether an approved or recorded regulatory plan and any conditions exist. It does not confirm right-of-way widening, utility or other easements, building permits, certificates of occupancy, building or fire code violations, property dimensions, property-line location, or land area. Later changes, and changes with no record in the city file, are not in the letter. The Orange County page says the letter verifies the property zoning and whether that zoning is consistent with the county comprehensive plan, and that the applicant may ask for additional information. Neither page is a statewide rule.
