Summarise a commercial lease into a key-terms sheet
Key facts
- Human involvement
- YellowClose supervision
- How AI is used
- Extract parties, premises, term, options, base rent, additional rent, permitted use, assignment, insurance, and make-good into a one-page sheet, each with the clause number. Do not add a term that is not in the lease.
- What the lawyer must review
- Commercial landlord-tenant duties that are statutory are state law. Texas Property Code Chapter 93 applies only to commercial rental property. It limits utility cut-offs (§ 93.002), sets a security-deposit refund no later than the 60th day after surrender and a forwarding-address notice (§§ 93.005 and 93.009), and bars a charge other than rent or physical damage unless the amount or the method is in the lease or an amendment (§ 93.012). You check the sheet against the signed lease. Other states have different commercial statutes, or none.
