- YellowClose supervision
- How AI is used
- One row per instrument in the search. Columns are the instrument name, the parties printed, and the recording date printed. Leave a blank where a search the lawyer asked for is missing. Do not say which party has priority and do not say title is clear.
- What the lawyer must review
- California Civil Code § 1214 makes a conveyance of real property, or an estate for years other than a lease for a term not exceeding one year, void against a subsequent purchaser or mortgagee of the same property in good faith and for a valuable consideration whose conveyance is first duly recorded, and against a judgment affecting title, unless the conveyance was recorded before the record of notice of action. California Civil Code § 1624(a)(3) still requires a subscribed writing for a sale or for a lease longer than one year. You decide priority. This is California only.
