Extract the terms of a lease guarantee into a coversheet

- How AI is used
- From the guarantee the lawyer provides, fill a coversheet with the guarantor's name as it appears, the tenant, the landlord, the lease the instrument identifies, any cap, and any expiry or end event written in the instrument. Leave a field blank when the instrument does not state it. Record whether a signed writing, or a signed note or memorandum, is on the file. Do not say the guarantee is enforceable or void.
- What the lawyer must review
- Two writing rules were opened, and they do not say the same thing. Connecticut General Statutes § 52-550(a)(2) says no civil action may be maintained against any person upon any special promise to answer for the debt, default or miscarriage of another, unless the agreement, or a memorandum of the agreement, is made in writing and signed by the party, or the agent of the party, to be charged. Utah Code § 25-5-4(1)(b) says every promise to answer for the debt, default, or miscarriage of another is void unless the agreement, or some note or memorandum of the agreement, is in writing, signed by the party to be charged with the agreement. Connecticut withholds the action. Utah says the promise is void. You decide which state's rule applies, whether this lease guarantee is that kind of promise, and whether the writing on the file is enough. The tool copies the instrument and leaves the legal result blank.
