How AI is used
List the documents in the file under the Civil Code § 5200 categories they match, and flag executive-session minutes and any contract the file marks as privileged. Do not decide privilege.
What the lawyer must review
California Civil Code § 5200 defines association records. The categories include financial documents required to be given to a member under the provisions the section names, interim financial statements (a balance sheet, an income and expense statement, a budget comparison, and a general ledger), executed contracts not otherwise privileged under law, written board approval of vendor or contractor proposals or invoices, state and federal tax returns, reserve-account balances and records of payments from reserve accounts, and agendas and minutes of meetings of the members, the board and committees, excluding minutes and other information from executive sessions of the board. Membership lists are also included; you read the rest of that paragraph for what a list does not include. You remove executive-session minutes and privileged contracts before anything is produced. The right to inspect, the time to produce and any fee are in later sections, which you open. Formal Opinion 512: sample-test this kind of index before you rely on a later one. Other states use their own statutes.
