Reconcile base rent and additional charges from the lease and the invoices
Key facts
- Human involvement
- YellowClose supervision
- How AI is used
- List each invoice against the lease's additional-rent clause: the amount, the period, and whether the lease states the amount or a method of computation. Do not say a charge is payable.
- What the lawyer must review
- In Texas, Property Code § 93.012 provides that a commercial landlord may not assess a charge, other than rent or physical damage, unless the amount or the method of computation is in the lease, an exhibit or attachment, or an amendment. You apply that section only if Texas law governs, and you read the reconciliation clause. Arithmetic errors are yours to catch. Formal Opinion 512 applies to the tool's totals.
