## When to use it

Use for annual general meetings and other general meetings of a NSW strata scheme (not the first AGM, and not strata committee meetings). Large strata schemes may have extra requirements in the Regulation.

## How AI may be used

AI may draft the notice from the approved agenda and the last notice used for the scheme; the strata manager or lawyer checks notice periods, mandatory items and resolution types against the Act as currently amended.

**AI may:**

- Draft the notice and motion forms from the committee's approved agenda.
- Check the draft against the statutory checklist in this precedent and list missing statements.
- Prepare explanatory notes for each motion for review.

**AI must not:**

- Must not decide the resolution type needed for a motion.
- Must not set the meeting date without checking the notice period and service method.
- Must not add motions that were not approved for the agenda.

**The lawyer checks:**

- Notice period met for the service method used (14 days for an AGM; 7 days otherwise).
- Every mandatory AGM agenda item and notice statement is included.
- Each motion states whether it needs a special or unanimous resolution.
- Owners' motions received before notice was given are included.
