A renter's letter in response to a Victorian notice of proposed rent increase. It asks how the increase was calculated and records which of the page's responses the renter will use. It does not decide that the increase is invalid.

## Key facts

- Kind: Letter. A letter or email you adapt and send.
- Practice area: [Residential Tenancies](https://ailawframework.com/precedents/residential-tenancies.md)
- Jurisdictions: Victoria
- AI level: Yellow. You and the tool draft together, with you directing. You check every statement you rely on.
- Law stated as at: 2026-10-22
- Status: Maintained. Checked on 2026-10-22 against the 2 authorities it cites, for Victoria.

## When to use it

Use when a Victorian renter has received a notice of proposed rent increase for rented premises, a rooming house or a caravan park, and wants a written response before the 90 days run. Do not use it for a residential-park site agreement, or as an application to VCAT.

## How AI may be used

AI may fill the dates and the words of the notice into the letter, and mark which frequency row the agreement dates appear to fit. The lawyer decides whether the notice is valid and which response is sent.

**AI may:**

- Copy the proposed amount, the start date and the stated method from the notice into the brackets
- Mark which frequency row matches the agreement type and the start date on the agreement
- Point out wording the rent-increase page lists as not enough, if that wording appears on this notice
- Leave the renter's choice of response blank until the renter and the lawyer complete it

**AI must not:**

- Must not say the increase is above market, or that the notice is invalid
- Must not copy the page's sample percentages or dollar amounts into the letter as this renter's increase
- Must not describe the challenge or rent-assessment procedure. That page was not opened
- Must not use 60 days as the current notice period. The page's body states 90 days

**The lawyer checks:**

- The agreement type and start date are right, because the frequency rules differ at 19 June 2019, 29 March 2021, and for agreements of more than 5 years
- The notice uses the form for this kind of agreement, and was given at least 90 days ahead by the method in the agreement
- The renter can work out the increase from the notice. A method named without a figure is the problem the page describes
- Only one response is sent, and it is the response the renter has chosen
