## When to use it

Use when preparing or checking a section 32 statement for a sale of land in Victoria. Use the firm's licensed vendor statement template or a statement built from the Act; this guide does not replace either.

## How AI may be used

Lawyer-led. AI may assemble and cross-check source documents, but the vendor signs the statement and false or missing information gives the purchaser a rescission right and can be an offence.

**AI may:**

- Build an index of the searches and certificates on file against each head in ss 32A to 32I, marking each as sourced, missing or out of date.
- Extract figures (rates, levies, charges) with the source document and page beside each figure.
- Compare a draft statement with the title search and planning certificate and list mismatches.

**AI must not:**

- Must not write or complete any part of the statement the vendor will sign without a lawyer settling every entry.
- Must not infer that a matter is absent (for example, a notice or building permit) because it is not in the documents on file.
- Must not paste licensed vendor statement templates into a tool whose terms allow reuse or training.

**The lawyer checks:**

- Every entry is sourced from a current search or a vendor instruction recorded on file.
- Owners corporation certificate and accompanying documents are current and complete.
- Statutory insurance particulars reflect the law in force since 1 July 2026.
- The vendor has signed the statement before the purchaser signs the contract.
