## When to use it

Use when preparing a Queensland sale of a house, a unit, commercial property or vacant land that is not in an exception on the scheme page. It is a steps list. It does not fill in Form 2.

## Used for these tasks

- [Prepare the seller disclosure statement from the searches](https://ailawframework.com/practice/residential-conveyancing-and-property/prepare-the-seller-disclosure-statement-from-the-searches.md)
- [Find gaps in the seller disclosure pack](https://ailawframework.com/practice/residential-conveyancing-and-property/find-gaps-in-the-seller-disclosure-pack.md)

## How AI may be used

AI may tick this list against searches already on the file and mark a missing certificate; the lawyer decides whether an exception applies and whether each statement is complete.

**AI may:**

- Match title searches, a pool certificate and a community management statement to the rows on this list
- Record how and when the pack was given, and keep the proof of delivery with the file
- Flag a sale by auction as one that still needs the pack before the fall of the hammer

**AI must not:**

- Must not complete Form 2 or a prescribed certificate
- Must not treat the page's examples of exceptions as the full list
- Must not advise a buyer that they can terminate, or a seller that they are safe, from this list alone

**The lawyer checks:**

- The matter is not in an exception, after section 2 of the guide is read, or the exception is recorded
- The statement and every prescribed certificate that applies are given before the buyer signs, or before the fall of the hammer at auction
- Section 6 is completed if the lot is in a community titles scheme
- Proof of delivery is on the file, and anything the page says need not be disclosed is not added as if it were required
