## When to use it

Use when a lot in a Queensland body corporate is being sold, before the buyer signs. It tracks the certificate, the community management statement, and section 6 of the seller disclosure statement. It does not complete the certificate.

## Used for these tasks

- [Review the owners-corporation, body-corporate or association file](https://ailawframework.com/practice/residential-conveyancing-and-property/review-the-owners-corporation-body-corporate-or-association-file.md)
- [Summarise strata or owners-corporation records for a purchaser](https://ailawframework.com/practice/residential-conveyancing-and-property/summarise-strata-or-owners-corporation-records-for-a-purchaser.md)

## How AI may be used

AI may track the request, the issue date and the documents still missing; the lawyer decides whether a certificate is required and whether the form used substantially complies.

**AI may:**

- Record the date the certificate was requested and the date it must be given
- List levies and improvements named in a certificate already on the file
- Flag that the certificate is accurate only on the day it was issued

**AI must not:**

- Must not complete or sign the body corporate certificate
- Must not decide that a manager's form substantially complies with the approved form
- Must not treat a certificate older than the day of issue as current without a new request

**The lawyer checks:**

- The certificate, or the written statement that explains why there is no certificate, and the community management statement, are given before the buyer signs
- Section 6 of the seller disclosure statement is completed for a lot in a community titles scheme
- The person who signed the certificate was authorised in the way the page describes
- Settlement adjustments use a current certificate or a fresh records search, not a certificate issued only to start the sale
