## When to use it

Use on the vendor side before the draft contract goes to the agent, and on the purchaser side before exchange. It does not replace reading the documents: tick an item only when the document is on file, current and matches the title.

## How AI may be used

AI can compare the contract bundle with this checklist and list what is missing, but a lawyer or licensed conveyancer decides whether each document is the right one, current and correctly disclosed.

**AI may:**

- Index the contract bundle and map each attachment to the matching Schedule 1 item, with page references.
- Flag items that appear missing, out of date or issued for a different lot, folio or plan.
- Extract dates from certificates so the lawyer can check currency.

**AI must not:**

- Must not decide that an item is "not applicable" without a lawyer confirming the facts (for example, whether there is a pool or a registered building management statement).
- Must not copy text from the licensed standard-form contract into an AI tool whose terms allow reuse or training.
- Must not be relied on to identify adverse affectations that are not shown in the documents on file.

**The lawyer checks:**

- Folio identifier, lot and plan numbers match on the contract, title search, plan and every certificate.
- The planning certificate relates to the land and is recent enough for the transaction.
- Every adverse affectation known to the vendor is disclosed in the contract.
- Each AI-flagged gap has been resolved or recorded before the contract issues.
