## Key facts

- Practice area: [Residential Conveyancing & Property](https://ailawframework.com/precedents/residential-conveyancing-and-property.md)
- Jurisdictions: New South Wales
- AI level: Yellow. AI can help in set ways. A lawyer checks specific points before use.

## When to use it

Use after reviewing the contract, title and searches and before the purchaser exchanges or gives a s 66W certificate. Adapt it for off the plan contracts, strata lots and auction purchases; it is not a substitute for a separate strata or building report review.

## How AI may be used

AI may extract terms and draft sections of the letter from the contract and searches; the lawyer verifies every fact against the source, decides what matters and settles the advice.

**AI may:**

- Extract price, deposit, completion date, inclusions, special conditions and title entries into the tables, with clause and page references.
- Draft plain-English explanations of special conditions for the lawyer to check.
- Compare the contract against the client's purchase instructions and list mismatches.

**AI must not:**

- Must not give the advice in the "Our view" sections or rank risks without lawyer review.
- Must not state a transfer duty figure; set out inputs only and direct the lawyer to Revenue NSW.
- Must not send the letter to the client without the lawyer signing off.

**The lawyer checks:**

- Every clause reference and figure has been checked against the contract.
- Each title entry and search result is described accurately and its effect explained.
- Deadlines (cooling-off end, finance, 14-day rescission for missing documents) are confirmed.
- Advice is consistent with the client's stated purpose (home, investment, development).
