| How AI is used | Draft the notice from the agenda the lawyer has approved, for the meeting type the lawyer names: board, budget, annual, or another unit-owner meeting. Leave every address blank. Do not prepare the proof of sending. State law governs, and the lawyer confirms the governing state. For example, Florida. |
| What the lawyer must review | Florida Statutes § 718.112, opened in the 2026 compilation. Notice of a board meeting must identify every agenda item and be posted conspicuously on the condominium property at least 48 continuous hours beforehand, except in an emergency. If the board meeting is by video conference, the notice says so and includes a hyperlink, a conference telephone number, and the address where unit owners can attend in person. A meeting held by video conference is recorded, and the recording is an official record. Written notice of a meeting that will consider a nonemergency special assessment, or an amendment to rules on unit use, is mailed, delivered, or electronically transmitted to the unit owners and posted conspicuously at least 14 days before the meeting. The person who gives that 14-day notice executes an affidavit for the official records. Notice of a meeting that will consider regular or special assessments states that assessments will be considered and gives the estimated cost and a description of the purposes. If an agenda item approves a contract for goods or services, a copy of the contract goes with the notice. For a meeting that will consider a proposed annual budget, the board, at least 14 days before, hand delivers to each unit owner, mails to the address the unit owner last furnished, or electronically transmits to the location the unit owner furnished, a notice and a copy of the proposed annual budget. An officer or manager, or another person giving that notice, executes an affidavit for the official records. An annual-meeting notice includes an agenda, is mailed, hand delivered, or electronically transmitted at least 14 days before the meeting, and is posted in a conspicuous place for at least 14 continuous days. Notice of another unit-owner meeting includes an agenda and is sent and posted in the time the bylaws state or, if the bylaws are silent, at least 14 continuous days before the meeting. Unless a unit owner waives in writing the right to receive the annual-meeting notice, that notice is hand delivered, mailed, or electronically transmitted. Mail goes to the address last furnished to the association, or the notice is hand delivered. If more than one person owns the unit, notice goes to the address the developer identified and thereafter as one or more owners advise in writing, or, if no address is given or the owners do not agree, to the address on the deed of record. For a unit-owner meeting, an officer, the manager, or the other person giving notice provides an affidavit or a United States Postal Service certificate of mailing for the official records. You check every sentence before it is sent. State law governs, and the lawyer confirms the governing state. For example, Florida. |

## Checking plan

- What the AI does: Draft the notice from the agenda the lawyer has approved, for the meeting type the lawyer names: board, budget, annual, or another unit-owner meeting. Leave every address blank. Do not prepare the proof of sending. State law governs, and the lawyer confirms the governing state. For example, Florida.
- Basis: Checked against the linked sources on 22 October 2026. Confirm the current instrument before reliance.

## Notes

- The tool does not prepare the affidavit or the postal certificate. The lawyer arranges that proof.
- Cable, broadcast, and website notice apply only where the association has adopted the rule the section describes. Do not invent a website.
- Other states do not use this section. The division's video-conference rules were not opened.
- State law governs; confirm the governing state before relying on this.
