| How AI is used | List which § 5660 items the draft notice contains, and the date of the notice against the date a lien would be recorded. Do not send the notice. |
| What the lawyer must review | You decide whether the notice can go out. At least 30 days before recording a lien on the owner's separate interest to collect a debt past due under § 5650, § 5660 requires written notice by certified mail to the owner of record. The notice must include a general description of the collection and lien enforcement procedures and the method of calculating the amount, a statement that the owner has the right to inspect the association records pursuant to § 5205, and, in 14-point boldface type if printed or in capital letters if typed, the statement: "IMPORTANT NOTICE: IF YOUR SEPARATE INTEREST IS PLACED IN FORECLOSURE BECAUSE YOU ARE BEHIND IN YOUR ASSESSMENTS, IT MAY BE SOLD WITHOUT COURT ACTION." It must also include an itemized statement of the charges, including delinquent assessments, fees and reasonable costs of collection, reasonable attorney's fees, any late charges, and interest, if any; a statement that the owner shall not be liable for the charges, interest, and costs of collection if it is determined the assessment was paid on time; the right to request a meeting with the board as provided in § 5665; the right to dispute the debt by a written request for dispute resolution under the association's meet-and-confer program required in Article 2, commencing with § 5900; and the right to request alternative dispute resolution with a neutral third party under Article 3, commencing with § 5925, before the association may initiate foreclosure, except that binding arbitration shall not be available if the association intends to initiate a judicial foreclosure. Section 5650(b) says the assessment is delinquent 15 days after it becomes due unless the declaration provides a longer time. These pages do not require a hardship statement. Section 5205 was not opened, so this check does not describe an inspection. The tool does not send the notice. |

## Checking plan

- What the AI does: List which § 5660 items the draft notice contains, and the date of the notice against the date a lien would be recorded. Do not send the notice.
- Basis: Checked against the linked sources on 22 October 2026. Confirm the current instrument before reliance.

## Notes

- The 30 days run before the lien is recorded, and the notice is by certified mail. Do not shorten either.
- This is California. Do not add a hardship statement these sections do not require.
