| How AI is used | From the file, record whether there is a writing signed by the party to be charged, the term the documents state, and whether the file shows the premises have been occupied. Leave the legal result blank. Do not say the arrangement has started and do not say it is void. |
| What the lawyer must review | South Carolina Code § 27-35-20 says any agreement for the use or occupation of real estate for more than one year shall be void unless in writing. Connecticut General Statutes § 52-550(a)(4) says no civil action may be maintained upon any agreement for the sale of real property or any interest in or concerning real property unless the agreement, or a memorandum of it, is in writing and signed by the party, or the agent of the party, to be charged. Section 52-550(b) says the section shall not apply to parol agreements for hiring or leasing real property, or any interest in it, for one year or less, in pursuance of which the leased premises have been or are actually occupied by the lessee, or any person claiming under the lessee, during any part of the term. South Carolina speaks of an agreement that is void. Connecticut speaks of an action that may not be maintained, with an occupation exception for a hiring or lease of one year or less. You choose the state and decide whether the arrangement has started. The tool records the writing and the occupation fact only. |

## Checking plan

- What the AI does: From the file, record whether there is a writing signed by the party to be charged, the term the documents state, and whether the file shows the premises have been occupied. Leave the legal result blank. Do not say the arrangement has started and do not say it is void.
- Basis: Checked against the linked sources on 22 October 2026. Confirm the current instrument before reliance.

## Notes

- Section 27-35-60, on the same South Carolina page, is a sublease-consent rule. It sets no time for a landlord to answer a transfer request, and it is not used on this task.
- Neither section is a retail disclosure timetable.
